January 2008 Meeting Minutes(Previous Month Next Month)January 8, 2008 Attendance: Kathy Russenberger, Mary Ellen O’Neill, Nancy Vehslage, Julio Pineda, And neighbor Karen Allen Meeting opened at 7:05 Karen Allen of 1672 Gemini Dr. attended meeting with concerns regarding next door neighbors dogs. She reported that December 15, her husband was putting out the trash and her neighbors two large dogs approached him on his side yard barking, one lunged and bit him on the thigh. Both dogs look very much alike and he was not able to determine which one specifically bit him. He did seek medical treatment. After the incident Mrs. Allen did speak with surrounding neighbors and found that there had been several incidences concerning these dogs. These dogs are reported to able to jump the 4 foot fence enclosing the yard, and have bitten two other dogs in separate incidence, one being previously reported to the Humane Society. It was also second handed reported that the dogs jumped the fence and were in the neighboring yard that small children were playing. The adult removed the children without incidence. The Allen’s have been in contact with the Humane Society and the association was given a copy of the letter that the dog owner received declaring the dogs vicious animals. Mrs. Allen asked if the Association could take any action. We had already received a request for a 5 foot fence from the dog owner. Mrs. Allen was informed that the Association doesn’t have any governing powers over pets and the Humane Society is the best course of action. We did unanimously approve the variance for a 5 foot wood fence that had been requested by the dog owners and if Mrs. Allen wanted a Board Member to attend any hearings we would do so in support of keeping the dogs contained and supervised while they are outside of the house. Further business that was discussed: Assessments for 2008 were mailed out on January 2, 2008. We did have a few calls from concerned neighbors when they didn’t receive it by January 1st. We’ll have to see if over all we have a better return. Nancy reported all the outstanding bills were paid through 2007. Lawyer fees at this point have been $2368.00 for the recovery of the 11 outstanding 2007 assessments. The liens on the three remaining unpaid assessments have been or are about to be filed. We have recovered $999.00 of the lawyer fees from the 8 that have reconciled their accounts. -The flash drive was purchase to back up the financial data. -The unregistered car on the street at 1674 Gemini Dr was removed. -Signs for the Association Meeting on February 6th will be put up. -The trees and stumps were removed by the entrance way to the Andylin Tot Lot by Ricks Tree and Stump removal. We were please with the results. Discussion regarding Goals for 2008: -Tennis Courts have to take a priority -Landscape around the Carrolltowne Signs -Mulch the Andylin Tot Lot -Follow up with County regarding the Storm Water Management -Possible removal of the Gemini Dr Tot Lot Hold off on any replacement until we see what the county does or doesn’t do. -Possible biannual newsletter or quarterly if interest is peaked.
